Barratt Developments is one of the largest residential property development companies in the UK. Established in 1958, the company is looking to the future with the construction of the Zed House. The house, characterised by its sustainability, achieves a 125% reduction in carbon emissions.

This figure has been measured against 2013 ADL1a (the energy rating standard for all new homes in the UK), but using Future Homes metrics and targets, which will apply in the UK from 2025.

The goal of Barratt Developments? To make all its homes carbon neutral by 2030, for which purpose the Zed House will serve as a prototype.  

Set on the main campus at the University of Salford and built with over 40 industry partners to showcase the future of sustainable living, it will be occupied and monitored to assess its performance over time. The house will also serve to demonstrate what a conventional, high-volume home builder can achieve when building greener spaces.

Silestone, the sustainable choice for the house of the future

The Zed House kitchen, by Symphony, is made from 100% recycled chipboard, combined with a Franke stainless steel sink made from 80% recycled materials and a worktop and splashback in Silestone Cincel Grey.

This Silestone colour, a very versatile neutral grey, balances easily between warm and cool shades. Available in 20 mm and 30 mm with a velvety texture (called Suede), this neutral shade is easily matched to a wide range of kitchen styles and colours, from the most classic designs to the contemporary high-gloss doors. 

Cincel Grey is part of the Sunlit Days collection from Cosentino, a collection created with the exclusive and pioneering HybriQ+ technology by Silestone. A new production process characterised by the company’s commitment to the environment, the circular economy and sustainable management.

HybriQ+, Cosentino’s carbon-neutral technology that anticipates the future

HybriQ+ uses 99% reused water from the production processes, 100% renewable energy and a minimum of 20% recycled raw materials in its composition. Furthermore, HybriQ+ technology stands out for its new formulation in the composition of Silestone, where the presence of crystalline silica is significantly reduced.

The result is a timeless work surface with high-quality performance, hygiene certification and a 25-year warranty.

Furthermore, as a demonstration of Cosentino’s commitment to sustainable surfaces, the CO2 emissions of the entire life cycle of the Silestone Sunlit Days series have been offset by calculating its carbon footprint and offsetting its emissions through ongoing participation in reforestation and seabed preservation projects.

Zed House, innovative solutions for the house of the future

“We want to showcase what can be done to deliver zero carbon living using the latest technologies and working with the best industry partners”, says David Thomas, Chief Executive of Barratt Developments. “Ultimately, the aim is to find solutions to enable the industry to build high quality, zero carbon homes that customers love, at scale. We can then share this knowledge to help the industry deliver the future of sustainable housing”.

The house has a timber frame with highly insulated cladding and includes charging points for electric vehicles, photovoltaic solar panels and battery storage. Inside, the house is equipped with electronic taps to reduce water consumption and a smart electricity solution which automatically shifts energy usage to access the cheapest rates.
