In one of the most promising residential developments in Mallorca stands SG 116, a villa conceived from the outset as a comprehensive eco-friendly project. Behind the development is Prime Projects Mallorca, the firm founded by Ahmet Senoglu and specialising in luxury residences in prime locations on the island. Their philosophy is clear: exceptional quality in every detail, carefully selected materials, and a strong commitment to durability and long-term comfort.
In the property, this approach is reflected in a fully wooden structure and a stony materiality entirely resolved with the ultra-compact surface Dekton. “What particularly attracted us to this project was the sustainability of the material,” the team explains. Its certification as a carbon-neutral product throughout its entire lifecycle perfectly aligned with the villa’s eco-friendly concept, reinforced by the wooden structure.
A coherent 'total look'
One of the project’s greatest successes has been working with the 'total look' concept, using a single material applied across multiple surfaces. Dekton extends from the interior flooring (which flows outdoors through large windows) to the interior of the pool, including stairs, kitchens, and vertical cladding. This continuity creates a clean and coherent architectural reading and enhances the relationship between the interior and the Mediterranean landscape.
The team highlights the material’s versatility: “We were particularly drawn to its ability to be used for almost anything, being resistant to weather, stains, and heat on kitchen worktops.” In addition to its technical performance, the aesthetics, texture, and the possibility of custom-made pieces directly from the factory, tailored to specific dimensions of stairs, skirting boards, or different thicknesses, were also influential.
Working with Cosentino also simplified the technical development of the project. “It is vital to surround yourself with competent professionals who work towards the common goal of ensuring the project runs as smoothly as possible,” they note, highlighting the continuous support beyond the mere supply of materials.
Durability, warranty, and Mediterranean aesthetics
In a villa designed to last and require minimal maintenance, the choice of material was strategic. The 25-year warranty provides peace of mind in a high-use space like the kitchen. “We know that a material of this quality is perfect for easy or almost no maintenance throughout the home,” they point out.
One of the architectural challenges was maintaining the local Mediterranean aesthetic despite the strong focus on eco-friendly and low-maintenance materials. The use of a tone like Dekton Nacre, combined with the wooden structure, allowed for that warm and luminous touch so characteristic of Mallorca.
Natural stone was ruled out due to its higher maintenance requirements and inferior performance compared to the ultra-compact surface Dekton, while other porcelain options did not offer the same customisation capabilities or the overall coherence of the complete package.
