The Golf Kitan residential and office complex is one of the latest additions to Tel Aviv’s dynamic urban landscape. Developed by Acro Real Estate and designed by Ranni Ziss Architects LTD, the project reflects a contemporary and sustainable vision while integrating harmoniously into the city’s rich urban fabric.
Consisting of four residential buildings with 190 flats and an office building, the complex serves as a new living and working space in North Tel Aviv, while also setting a high standard in terms of architectural design and quality of life. Architects Mali Brodner, Michal Lachish and Lilach Bressler, under the direction of the Ranni Ziss studio, have created an environment that stands out for its modernity and positive energy.
One of the biggest challenges they faced in designing the Golf Kitan complex was to create a project that not only met the aesthetic and functional standards of modern architecture, but also conveyed a sense of optimism and positive energy to its residents and the surrounding community. To achieve this, the architects adopted an approach that focused on creating bright, open and welcoming spaces, using high quality materials that not only raise the level of the project, but also reinforce its durability and sustainability.
Architectural style: modernity and sustainability
The design of the Golf Kitan complex is framed by modern architecture, a style that Ranni Ziss architects have cultivated and perfected over the years, characterised by clean lines, functional structures and an intelligent use of space. In particular, this project pays special attention to sustainability, using materials and construction techniques that contribute to the preservation of the environment.
In this sense, one of the key materials used in the project was Dekton, Cosentino’s innovative and ultra-compact surface, which was used to create a ventilated façade construction solution, both in louvre panels and as part of a continuous curtain wall. The choice of Dekton was determined by its high quality and its ability to improve the aesthetics and the energy efficiency of the building. With its elegant and durable finish, it is also one of the key components of the project’s sustainable construction strategy.
Highly functional construction solutions
In addition, Dekton panels can be integrated into curtain wall or light façade cladding, allowing a seamless transition between glazed and blind sections. This allows better solar control for greater energy efficiency in these areas, while making installation easier. In this case, the panels are inserted between the perimeter mullions and transoms and fixed to the supporting cladding with undercut anchors.
The main advantage of the ventilated façade solution is that it significantly improves the energy efficiency of a building. Thanks to the ventilated chamber behind the Dekton cladding, the risks associated with humidity or interstitial condensation are greatly reduced. By fixing the panels with profiles and keeping the joints open, the risk of cracking is reduced in the long term and the panels respond better to the structural movements of the building. For this construction solution, Dekton panels were fixed to the substructure using rear undercut anchors (DKT1 system), a concealed solution to achieve a clean and aesthetically pleasing design, offering great versatility in cut-out and high mechanical performance.

The Golf Kitan complex responds to the current needs of Tel Aviv’s residents and workers and looks to the future, anticipating emerging architectural trends. The architects at Ranni Ziss foresee a future in which AI will play an increasingly important role in architectural planning and design. In addition, sustainability will remain a key issue, with an increasing focus on building construction.
